The only way you can be absolutely sure that systems and appliances are safe and efficient  is to have them professionally tested and serviced to verify that they conform with manufacturers' recommendations for servicing in the case of oil an solid fuel type, and current gas and electrical safety regulations for those types.

According to the Electrical Safety Council (June 2009), annually there are over 30 deaths and nearly 4000 injuries caused by electrical accidents and about 8000 fault-related fires in the UK. Most of these accidents involve faults in domestic appliances, flexes, plugs or connectors, or human error in their use. Many of these accidents are related to electrical maintenance or DIY activities.

Electrical and gas inspections are required by law as follows:

Gas Safety Inspection

Landlords and/or their letting agents have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange for a maintenance Gas Safe Registered engineer to check all pipe-work, appliances and flues, in all the properties that they own or manage. Furthermore they must arrange for a gas safety check every 12 months, and to keep a record of the safety check for 2 years after the event (a copy of which is issued to all existing and new tenants).

  • G1 Gas Safety Inspection (up to 3 appliances) CP12 form / CD11 for Oil
  • G2 Additional Appliances
  • G3 Gas Fire Service
  • G5 Boiler Service

In the course of the inspection, one of Logic's Gas Safe Registered engineers will carry out the following:

Check full system (including appliance) for gas tightness
Check standing and working pressures
Check burner pressures/gas rates against manufacturer’s data plates
Check for satisfactory provision of all necessary ventilation
Test flue-flows to ensure removal of products of combustion
Check satisfactory operation of all flame failure devices
Check for physical stability, presence and effectiveness of stability brackets
Investigate any evidence of unsafe operation and report it appropriately

Electrical Inspection

Electrical installation in a rented property needs to be safe when a tenancy begins and also maintained in a safe condition throughout the tenancy to comply with The Landlords and Tenants Act 1985. Logic's NICEIC registered electrical engineers can assist you with: 

  • E1 Electric Periodic Inspection (NICEIC form completed by qualified electrician) PAT testing up to 6 appliances (Section 1 of Enhanced form)
  • E2 Enhanced Electrical and Appliance Inspection PAT testing up to 6 appliances, Checking for safety of accessible sockets, Functional test of lights (Section 1, 2 & 3 of Enhanced form)
  • E3 Change of Occupancy - Enhanced Electrical Inspection
  • E4 Additional Electrical Appliances
